Do not buy a foundation crack kit until you know whether the job is structural repair, water control, cosmetic filling, or monitoring. Those are different objectives and may require different materials or professional design.

Record the crack before hiding it

Photograph the entire pattern with a ruler and date. Note the width at repeatable points, direction, displacement across the crack, moisture, efflorescence, nearby doors or windows, exterior grade, downspouts, plumbing and recent changes. Recheck after weather or seasonal changes.

Horizontal cracks, stair-step masonry cracks, bowing, displacement, rapid change, repeated reopening or related settlement deserve qualified assessment. A surface patch can hide evidence without correcting the cause.

Match the method to the objective

Objective Typical method class Key limit
Fill a stable, dry, nonstructural surface defect Compatible concrete repair mortar or filler Does not correct movement
Seal a documented static crack through sound concrete Manufacturer-approved resin or injection system Preparation, crack geometry and material conditions control success
Control an active water leak Water-control or injection system specified for that condition Stopping visible water does not fix exterior drainage or structural movement
Restore structural continuity Engineered repair Requires assessment and a specified system

Sika describes its Sikadur Crack Repair Kit as an epoxy-resin system for concrete and solid masonry walls and floors, including gravity-feed repair of isolated cracks. That product description does not make it suitable for every foundation crack, moving joint, wet leak or block wall.

Fix water outside the crack

Inspect gutters, downspouts, grading, window wells, irrigation and plumbing. Water collecting against the foundation can overwhelm an interior patch. Do not block a designed drainage path or assume an injected crack removes the need to correct exterior water management.

For an occupied basement, consider moisture behind finishes and the risk of trapping water in a wall assembly. Mold, sewage, contaminated floodwater and electrical hazards require their own response.

Buying and scope checklist

  • Concrete, concrete block, stone, brick, mortar joint or another substrate
  • Static or moving crack
  • Dry, damp or actively leaking
  • Surface fill, through-crack seal, water control or structural objective
  • Crack width and access from one or both sides
  • Temperature and moisture limits in the product instructions
  • Surface preparation, injection ports, cure time and cleanup
  • Compatibility with paint, waterproofing or future work

Wear the protective equipment named in the safety data and instructions. Ventilate as required and keep uncured products away from occupants, children and pets.
