Start with the height of the doorway, the ground conditions and a safe route into the yard. A deck can provide a raised platform; a patio is generally a ground-supported paved area. Either can work with steps, landings or other designed access. Neither is automatically the cheapest or safest choice.

Compare designs for the same use

Draw the furniture, walking routes and door swings before requesting quotes. Include the number of people, any accessibility needs and heavy features such as a hot tub. Do not assume a standard deck design supports an added heavy load.

Site question Why it changes the project
How high is the door? Determines landings, steps, guards and possible ramp requirements.
Where does water go? Drainage must protect the house and neighboring property.
Is the soil or slope stable? Foundations, base preparation or retaining work may be needed.
What is below ground? Utilities and drainage can constrain excavation.
What rules apply? Permits, setbacks and local design requirements affect either proposal.

A deck above wet ground does not repair poor site drainage. A patio over unstable fill does not become stable because the surface looks level.

Understand the structural work

A deck needs an appropriate load path through decking, framing, connections, posts and foundations. Where attached to a house, the connection and flashing are critical. The American Wood Council’s DCA6 guide illustrates these issues, but it is based on a specified code edition and has design limits. Use current local requirements and professional design where the project falls outside them.

A patio needs an appropriate base, surface, edge details and drainage. Concrete, pavers and stone have different construction and repair methods. Ask whether the quote includes excavation, unsuitable-soil removal, compaction and any retaining structures.

Maintenance is material-specific

Wood decking may need coating and fastener care; other decking products have their own cleaning and inspection requirements. All decks need attention to structural condition, stairs and guards. A surface-board replacement does not prove the underlying framing is sound.

Patios can settle, heave, crack or lose joint material. Some paver repairs allow lifting and resetting a local area; slabs need a different diagnosis. Neither type should be described as maintenance-free or as failing safely.

Compare complete bids

Price equivalent usable areas and include foundations or base work, drainage, access, stairs, guards, permits, demolition and finishing. Ask what happens if excavation reveals poor ground or the house connection is unsuitable.

Choose the design that meets the access and site requirements with a clear construction and maintenance plan. Avoid paying for a raised structure you do not need, but do not force a ground-level layout where it creates unsafe access or drainage problems.
